Move Out Cleaning in Dubai: The Checklist That Protects Your Deposit

Move-out cleaning in Dubai is the deep clean landlords and property managers expect before they hand back your security deposit — every cabinet, vent, and window track treated as if the unit had never been lived in, not just a weekly tidy-up. Skip it, and Dubai's tenancy law gives your landlord grounds to deduct professional cleaning costs straight from what you're owed.
That's not a scare tactic. Under Article 20 of Law No. 26 of 2007, a landlord has 30 days after you return the keys to hand back your deposit, and "professional cleaning if the unit is left in poor condition" is one of the few deductions the law actually permits. Floors, walls, and fixtures
- Baseboards and skirting boards along every wall
- Marks and scuffs on walls, spot-cleaned

These are the details that separate a real move-out clean from a regular one, and the ones a landlord is most likely to flag at inspection:

When to book it
Book the clean for after the unit is fully empty of furniture and boxes, but before your landlord's final inspection — usually the same day you return the keys, or the day before. Where a professional clean earns its cost is larger units, an AC system that hasn't been serviced in a year, or a move-out date that doesn't leave you the time to do it properly yourself.
